Harmony Mountain Ranches…Market Update 11/7/2012…

In the Cedar City Real Estate Market there are a few subdivisions that are homes on acreage.  Harmony Mountain Ranches is one of the premier of these type of subdivisions .   Harmony Mountain Ranches are a newer subdivision most homes were built in 2009.

Although in the county, it is on the Cedar City addressing grid, Harmony Mountain Ranch is West of Kanarraville on the West Mountains.  These are Gentleman’s ranches on approximately 20 acres.  They are large custom estate styled homes many with very ornate entry gates.  There is a large equestrian center in the community.  These consist of a large covered arena with stalls inside, along with corrals and exercise facilities outdoors.

Included in the indoor facilities is a large club house complete with a kitchen and serving areas for large parties.  There is a hefty HOA fee for the maintenance of the equestrian center of $1000 per year per house.  The homes are in the trees.  The homes are typically 4000 square feet and larger, these are very nice homes.

There are currently two homes listed in Harmony Mountain Ranch subdivision, one is a foreclosure listed at $679,800 and the other is listed at $1,200,000.  Most of the homes have views from the property.  This is an exclusive subdivision for the right kind of buyer.  These are very nice homes.

Market Update 11/7/2012:  There are currently 2 homes listed for sale in the Multiple Listing Service.  One is listed with a price of $599,900 and the other is listed with a price of $895,000.  There have been no homes sell in the past 12 months.  There are 4 lots currently listed for sale.  The list prices on these lots range from $129,900 to $329,000.  These lots range in size from 18.82 to 21.74 acres.

Harmony Mountain Ranches is really one of the premier destinations inside of the Cedar City Real Estate Market.  If a custom home on 20 acres of ground in the trees is something that you desire, this may be a destination for you!

Little Buckaroo Rodeo….

Well Folks it’s that time again, the Iron County Fair is almost ready to get underway.  One more of the preliminary events takes place on Thursday, August 30th.  The Little Buckaroo Rodeo will take place at the Iron County Fair Arena at 6PM.  The cost is $5 for adults and $3 for children.

One Attraction in Northern Utah….

A couple of weeks ago Darcy and I were up in the Woods Cross area of Northern Utah where I grew up.  We were up for my High School Reunion.  It was so much fun talking with many of my old classmates, many of whom I haven’t spoken to in, well since the last reunion or graduation.

While we were up in the Salt Lake City area, we took the opportunity to visit the newest shopping mall in the State of Utah, The City Creek Center.  This is an enormous mall, it is located where there used to be 2 malls, The Crossroads Mall and the ZCMI Center Mall.  The New City Creek Center has a retractable roof system which allows the mall to be an open air mall.

There is a wonderful array of stores to shop at, from a Tiffany’s of New York jewelry store to a Cheesecake Factory to enjoy some delicious dessert!  We weren’t able to go to every store in the City Creek Center, but we did take a couple of photos to share:

Scenic Southern Utah…

Why Cedar City????

The other day Darcy and I were showing some out of town clients some houses in and around Cedar City.  While we were driving the client asked us, why should we live in Cedar City?  To those of us who live here that has an obvious answer, because Cedar City Rocks!  But it really got me thinking, why should someone want to move here?

I looked up some of the reasons for living here, of course we have the Utah Shakespeare Festival, the Utah Summer Games, beautiful mountains and scenery but what else do we offer.  I found a really good list at cedarcityevents.org.  That list includes a dozen things that we have to offer:

Yesterday’s Rain….

Last evening we had another terrific rain storm.  It really put down a lot of water in a very short time!  Most of the streets were acting like small rivers or creeks.  It has been a crazy Summer, but one in which we have really needed the rains that we have been receiving the past few weeks.  I took this photo with my cell phone from the door at the office.  In case you’re wondering that is an 8 inch curb that the water is flowing over.

Using Common Sense…..

I want to start out by saying that I love fireworks!  I love the huge displays that are put on in celebration of major Holidays and events!  I love setting off the personal fireworks, and always have.  This year in the State of Utah, I hope that the Governor will issue a State of Emergency and ban fireworks!

Our hearts are wrenched and our prayers continue for our friends in Colorado!  We still are thinking about our friends in New Mexico as they deal with the onslaught of devastating wildfires.  My sister in law is from Colorado Springs, she still has family and many friends there.  I am deeply saddened by the devastation by fire.  It has been probably 20 years since I was last in that beautiful city, it amazes me the destructive power that fire has.

We are experiencing a fast moving wildfire in our community, it is very small in comparison to some of the other fires.  The news is confirming that 8 structures have been burned.  They haven’t said how many of those structures are houses or whether they are counting out buildings in that number.  As much as the news horrifies our thoughts and feelings about fires in other places, when it hits close to home, it really sinks in!

With tinder dry vegetation in our forests and fields, I hope against hope that the Governor will ban all fireworks in the State of Utah!  I don’t believe anyone wants to celebrate our Independence at the cost of a large scale fire.  I don’t believe that feeling is unpatriotic, in fact, I believe just the opposite!  We have pretty much legislated common sense into extinction, but it is time for common sense to prevail.  Don’t be the person responsible for displacing a family in the name of celebration!

Gemini Meadows…Market Update 6/5/2012

Gemini Meadows is one of the newer subdivisions in the Cedar City Real Estate Market.  Gemini Meadows is another Twin Home or Duplex subdivision in Cedar City’s limits.  It is at the Northern edge of the City’s boundary.  It is another of the subdivisions that was built during our building boom of 2007.  It is also the one of the worst casualties that we have had to the ongoing financial crisis.

Many of these homes have never been lived in, and are in fact REO properties currently.  A large number of building lots remain as well.  I was really too bad, these were nice, well laid out units that offered a nice home for a good price.

These units are all 3 bed 2 bath units with over 1400 square feet of living space.  There are currently 21 of these units for sale in our MLS.  The price ranges from $99,000 to $115,000.  As I mentioned, many of these homes have never been lived in and have the appliances included in the price.

Market Update 6/5/2012:  There are currently 2 homes listed for sale in the Multiple Listing Service.  One is listed at $139,900 and the other is listed at $144,900.  In the past 12 months there have been 21 homes sell.  They sold in the price range of $76,500 to $97,500.  There are currently 5 lots for sale.  They range in price from $7,900 to $13,000.  The lots range from .16 to .3 of an acre in size.

As I have mentioned, Gemini Meadows was really affected by the crash in the home bubble, this is a subdivision with a lot of potential, and some great opportunities for investors or first time home buyers!

Solar Eclipse in the Cedar City area…

Yesterday was the solar eclipse.  I have to admit it was really impressive to see!  It was my first attempt at photographing the sun.  We made a filter out of mylar to be able to actually see the eclipse to take the pictures.  We couldn’t get away from the solar flares, but you can see it was still pretty cool!

Light at the End of the Tunnel

There is light at the end of the tunnel!  Last October a massive landslide destroyed a section of SR14 in Cedar Canyon.  This is a major road, providing access to Duck Creek, Mammoth Creek and Cedar Breaks National Monument as well as to Kanab and even Lake Powell.  It has been closed since the landslide.

Several weeks ago construction began to repair the road and provide access.  The target was to get the road open by mid to late summer.  On Thursday, May 23rd at 3 PM a dirt road will open up and provide access to those destinations.  This will be a dirt road, and drivers should expect it to be 2 lanes, one going in each direction.

This may not be a road to take your boats over until it is finally completed, but to be honest after nearly 8 months of long detours, there is light at the end of the tunnel!  The road will remain open through all of the Memorial Day Weekend.  After the Holiday weekend, the road will be open beginning May 29th from 7 PM to 7 AM, then close during work hours.  The road will be open on Saturday and Sunday.  Remember that the road will be closed from 7 AM to 7 PM while the workers are working on the road.

So the good news that there will be access, albeit a little restricted as far as times of travel.
