It seems like everywhere we turn people are commenting about real estate. Some of the folks commenting have a pretty good idea about what is going on, others, not so much. A by-product of that is people are not short of advice when it comes to telling us how to do Real Estate. Whether it is the selling of real estate, the marketing or pricing of it. Really they listen to “experts,” their Uncle, sister-in-law or whomever, and they know how to do what we do better than we do.
There really is no shortage of advice out there. I came across a quote from James Whistler, the artist, that really sums it up.
“Two and two continue to make four, in spite of the whine of the amateur for three, or the cry of the critic for five.”
What a great way to sum things up. The market is what it is, we don’t make the prices, recent sold properties used as comparables by an appraiser have a lot more to say what the price should be than we do. We can’t change the sold prices of recently sold homes and REO’s and distressed property sales affect the market price.

That is just the way that it is and until we can’t change that until our inventory of these distressed properties down to pre crash normal levels, they will continue to drive the pricing of real estate. Buyers at least in our market are still shopping price first, price second, then location and features down the list. That is just the buyer’s mind set in our market.

That being said; is it a great time to buy if you’re in a position to do so? ABSOLUTELY!!! If you’re looking to move up to a larger or nicer home? YES, especially if you have equity in the house that you currently own! We have been in this industry a combined 18 years, and the prices are as low as we have ever seen them! We know of a house in Cedar City that was purchased from the builder in 1996, that just closed at nearly $20K less this last month!
