This is a 90 Day Overview of the North Salt Lake Real Estate Market. This post and the following post are to provide insight into the trends in the North Salt Lake Real Estate Market. In this and the 30 day market overview I will not include the active listing data. Like the post showing what has been happening in the past year the Active Listing Homes will be the same.
In the past 90 days there have been 61 homes sell. The lowest priced home to sell in that I found was $120,000. The highest priced home to sell was 1,025,000. The average price for homes selling was $275,705. The average sold price was down compared to the one year statistics. The thing that I found interesting was that there was a home sell for more than $1,000,000.
The lowest priced home to sell is a lot higher than the 1 year lowest price. This could have been a distressed home or a mobile home. I didn’t dig into that particular home, I am looking at the general numbers not each specific home.
The median days that homes which sold were on the market decreased from 45 to 27 days. That is a large number! Almost a 3 week difference! Homes are getting accepted contracts in just under 4 weeks.
This information shows the need to hire a qualified Realtor to assist you in selling or buying in North Salt Lake. Homes are still selling quickly and there isn’t a lot of inventory, so it is important to make sure that you get qualified and ready buyers looking at your home.
As a buyer, it is even more important to hire a qualified Realtor. You are going to need to act quickly, and make sure that your offer is prepared so that it will have a better chance of having it accepted by the seller. A buyer may also find themselves in a situation where there are multiple offers on any given home. You will definitely need a qualified, experienced agent to assist you with your home purchase.
As a seller there is more to it than just putting a sign in your yard. You will want to hire a qualified realtor to make sure that you receive the right price for your home. You will want to make sure that only qualified buyers are entering and viewing your home. The competition is strong and things move fast, that is why you will need to have a qualified Realtor!
