Duck Creek is an area that we work in. It is actually not in Iron County, rather it is in Kane County, about 30 miles east of Cedar City. It is a high mountain valley. It is comprised mainly of second, summer homes. It’s setting is very picturesque, in fact it was the setting for the original “My Friend Flicka” starring Roddy Mc Dowell in 1943. Back then it was just a ranch on the mountain, now there is a village with shops and restaurants. We have a cabin listed there that just was reduced to $225K.
There are currently 72 cabins listed in Duck Creek on our MLS. The highest priced listing is $599K and the lowest is $50K. The average days on market is 277. Sold listings between May 2, 2010 and today August 2, 2010 include 8 properties. The most expensive sold for $490K and the least expensive sold for $115K. Average sold price for those 8 properties was just over $251K. The average days on market for those sold was 221 days.
Duck Creek offers a great place to get away from the heat, it is hard to remember that there is a desert less than 50 miles away as the crow flies. There is culinary water to many of the cabins and there are people that live year round in Duck Creek. They do get several feet of snow in the Winter, so it does get very cold. There are some gorgeous lakes and mountain valleys through out the area. Here are some photos of the area, we didn’t take any photos of specific buildings rather just the area:

As you can see Duck Creek is in a beautiful location, and although it was starting to rain, it was still very comfortable to be outside (other than getting wet!). Call us, there are a lot of options to buy up there!
