Last Opportunity to See the 2012 Festival of Homes…..

This weekend is the last opportunity to visit the beautiful homes featured in the 2012 Iron County Builders Association Festival of Homes.  I meant to write about this prior to last weekend until time just ran out on me.  It is so fitting that the Festival City should have a Festival of Homes.

There is a special home included in this year’s home tour, it is the oldest house in Cedar City, the Hunter Home at the Frontier Homestead State Park.  This home was relocated from the corner of 100 East Center Street to the Park several years ago.  It has taken some time to get the funds to restore the house.  I for one, am very grateful  to see this historic home saved and restored!

Cedar Crest… Market Update 8/21/2012….

The Cedar City Real Estate Market has several subdivisions that were built in the 1960 and 1970’s.  Cedar Crest is one such subdivision.  It is located near the Old Hospital, close to almost everything in town.  This is a subdivision that has seen a lot of investors buying rental properties.  There are also several homeowners that live in the subdivision.

In the past few years we have seen that the Cedar Crest is a subdivision that seems to be transitioning from the investor market to the owner occupant area.  There is currently one home listed for sale in our MLS at $149K.  This subdivision does have mature trees and a great location.

Market Update 8/21/2012:  Currently there are no homes listed for sale in the Multiple Listing Service.  In the past 12 months there have been 4 homes sell.  These homes sold in a price range of $82,000 to $109,900.  There are no lots listed for sale.

Parowan…Market Update 6/12/2012…

As I have mentioned the one really fun thing about working in the Cedar City Real Estate Market is that we have several smaller cities that we work in.  Parowan is one of those cities, it is also a City that is near and dear to me.  My mother was born and raised in Parowan as was my grandfather.  It is the county seat of Iron County and has a population roughly of 3000 people.

There are all types of homes to be found in Parowan from Pioneer homes to brand new executive homes.  There are also a lot of Park model homes in the Foothills RV lot.  This RV lot is unique in that you actually buy the lot space rather than renting it.  For those looking for less maintenence, there are even some condo complexes!

There are several subdivisions in Parowan that I will highlight individually, this is just an overview of the town in general.  This posting will reflect all of the homes listed for sale in the Parowan area, including those inside of individual subdivisions.

Currently in the Multiple Listing Service there are 60 homes for sale in Parowan.  They range in price from $29,900 to $999,999, this ranges from a mobile home in the Foothills RV Park to a large ranch home on over 40 acres.  Parowan is the gateway to Brian Head Ski Resort, and is a nice, central location to have a second home.  In the Cedar City Area Real Estate Market towns like Parowan are some of the real “jewels” to be found!

Market Update 6/12/2013:  There are currently 55 homes listed for sale in the Multiple Listing Service.  The listing prices on these homes range from $12,500 to $969,999.  In the past 12 months there have been 29 homes sell.  The sold prices on these homes range from $18,000 to $575,000.  There are currently 103 lots or acreage for sale in Parowan.

Cove Ridge..Market Update 5/19/2012

The Cedar City Real Estate Market has some great smaller subdivisions.  Cove Ridge is one of those, it doesn’t have a lot homes, but the homes that are there are really nice ones.  Cove Ridge is staying in the same general area of town as the two Black Rock Subdivisions.  Cove Ridge is comprised of what I would call move up style homes. Cove Ridge is a subdivision that is still relatively new, and is a nice area with some great mountain views.

This is a very nice subdivision built in the early 2000’s. There is currently 1 home listed for sale on our MLS in the Cove Ridge Subdivision for $249,900.

Market Update 5/19/2012:  There are currently no homes listed for sale in the Multiple Listing Service.  In the past 12 months there has been 1 home sell.  It sold for $114,000.  There are no lots listed for sale in the Cove Ridge Subdivision.  The Cove Ridge Subdivision continues to be a stable, desired destination in the Cedar City Real Estate Market.

Cove Ridge really is a great asset in the Cedar City Real Estate Market, it is in a prime location with some great homes!

Red Hills…Market Update 4/11/2012

I have mentioned before that one of the great assets in the Cedar City Real Estate Market is all of the smaller communities and cities that we work in.  I am for today highlighting a  subdivision is in Parowan, the Red Hills Subdivision.  It is on the East side of Parowan near State Road 143.  This is a nice subdivision in a really quiet part of town, this subdivision began in the early 1980′s but has had some newer homes built as well.

There are currently 2 homes listed from $177,000 to $187,000.  Most of these homes are the standard ranch style homes with basements.  They are lots that are .18 of an acre, or close to that size.  Most of the homes are between 1000 and 1300 Square feet on the main level.

Market Update 4/11/2012:  There are currently 2 homes listed for sale in the Multiple Listing Service.  One is listed at $129,900 and the other at $158,000.  In the past 12 months there have no homes sell in the Red Hills Subdivision.  There are no lots listed for sale in the Red Hills Subdivision.

This is a stable, nice addition to the Cedar City Real Estate Market.  It is a very quiet, and beautiful subdivision on the east side of Parowan, near the mouth of Parowan Canyon.

There are some two story homes and like I said some newer homes.

Happy Easter…Concert

Happy Easter to everyone!  I hope that everyone is enjoying a safe, enjoyable day with your families!  Here in Cedar City, one of the celebrations taking place will be an Easter Concert performed by the Master Singers.  The Master Singers is a 65 member male chorus.

This wonderful concert will take place at the Heritage Center tonight at 7 PM.  The Heritage Center is located at 105 North 100 East in Cedar City.  One of the best things about tonight’s concert is that admission is FREE!  This is something that the entire family can enjoy!

Easter = Hope

Moscow Ballet

I will be honest in the past several months I have seen things in Cedar City, that I previously wouldn’t have thought possible.  Tonight there will be a performance by the Moscow Ballet of the Nutcracker.

It isn’t the performance of the Nutcracker that I find hard to believe, it is the performance by the Russian Ballet.  We have had a symphony orchestra from China, the Soviet Art Exhibit that concluded last month, and now the Moscow Ballet!  All here in little Cedar City!  It is exciting to witness and be a part of!

Tuesday Night’s performance will begin at 7:30 PM at the Heritage Center, 105 North 100 East.  Tickets are $30 for Adults and $15 for students (including SUU Students). :30 PM in the Heritage Theater (105 N 100 E, Cedar City).  For information and tickets call 435-865-2882.

365 Things to Do Around Cedar City…Fine Arts and Recycling….

Tonight there will be a symphony concert held by the SUU Wind Symphony.  The will take place at 7:30 PM at the Heritage Center Theater (105 N 100 E, Cedar City). Admission is $6 for adults and $3 for students. This is a program of enchanting music including works by Mozart and Brahms which makes a perfect holiday evening for the entire family. The SUU Senior BFA Portfolio Show held noon to 7:00 PM in the Braithwaite Fine Arts Gallery (SUU Campus, Braithwaite Liberal Arts Center, lower level). This is an ongoing exhibition, admission is free.  Everyone is invited and encouraged to attend. This exhibit is the culmination of the work done by Senior Art and Design BFA candidates.  This exhibit features a variety of mediums from printmaking to painting to pastels to photography and graphic design. It should be a great show with something for everyone!  For information call 435-865-8800.

Tomorrow, December 8th  the 5th annual Southern Utah Recycling Summit will be  held from 9:00 AM  to 3:30 PM at the Crystal Inn (1575 W 200 N, Cedar City). There wil be a variety of topics discussed and will include sustainable rural recycling, landfill economics, the role of national parks and identifying area resources. Plus the recycler of the year will also be awarded.  Everyone is invited to attend the summit.  They would like you to make reservations but they are not required to attend. Cedar City Localism Post…Concert….

I will admit I am not a fan of American Idol.  I know that I may be one of the few peoplein the United States that is not, but I am okay with it.  I did sort of follow it when Carmen Rasmussen was on, she too attended Woods Cross High School, only many years after I graduated.I also loosely followed when David Archuleta was on because he too is from Utah.

Well, if I were a fan, I may be much more tempted to buy tickets to the David Archuleta Concert that is being held this Saturday in the Heritage Center Theatre.  The tickets are fairly reasonable because it is an intimate venue (read not huge).  The tickets are $30 and $35, and the concert is at 7:30 PM. 

It is fun to see concerts in smaller the venues, you really have a hard time finding a bad seat!  This is a great opportunity to see an up and coming star, so come on out and enjoy the David Archuleta concert this weekend!

Thinking of Moving to Cedar City Part II…..

I started out this series with a post about working with us the C Team.  The reality is we have a great product to sell.  If one of the biggest things that today’s homebuyer is looking for is lifestyle, we have that!  We also have some of the best scenery around as well.  I will warn you that these are not recent photos, we have had one of the first major winter storms of the season last night and today, so our scenery has sort gone to the black and white, mostly white variety.

We enjoy all for seasons here in Cedar City, we are close to skiing, snowmobiling, hiking, mountain biking, off road riding, (several cities allow ATV’s to be ridden inside City limits).  We enjoy clean air, good schools, a new hospital and airport terminal.  The best thing is that we still have room to grow, and places where you are able to get some distance from your neighbors.  Did I mention the views?
