Cedar City Market Overview 12/7/2012

I have spent some time talking about the wonderful small cities in the Cedar City Real Estate Market and what a joy it is to be able to work in those cities.  I haven’t spent the time writing about the heart of the Cedar City Real Estate Market, Cedar City.  Cedar City boasts a population near 28,000, that doesn’t account for the students at Southern Utah University.

Cedar City is 250 miles south of Salt Lake City on Interstate 15.  For those coming from the south, it is 185 miles north of Las Vegas.  Cedar City, as I mentioned, is home to Southern Utah University.  It is also home of the Utah Shakespeare Festival, the Utah Summer Games, and a host of other festivals.  It is the Gateway to Utah’s National Parks.

Market Update 12/7/2012:  There are 126 homes currently listed for sale in the Multiple Listing Service in Cedar City.  These homes range in prices from $10,700 for a trailer in a park to $586,000 for a mansion.  These homes and prices are only on homes inside the City Boundaries.  Many parts of the unincorporated county list addresses in Cedar City, but aren’t actually in City Boundaries.

In the past 12 months there have been 397 homes sell in Cedar City.  The sold prices on these homes ranged from $6,600 for a Trailer in a park to $590,000 for a mansion.  Once again, this only includes sales inside of city limits.

Mesa Hills…Market Update 12/6/2012…

In the Cedar City Real Estate Market, Mesa Hills is one of if not the first upscale subdivision in Cedar City.  It was built in several phases from the early 1990′s.  There are currently no homes for sale in Mesa Hills.  This was a large development that is mostly built out.  There are some really nice homes in the subdivision.

Mesa Hills is a great subdivision.  It is located on the hill west of Interstate 15.  Mesa Hills is also conveniently located near shopping, schools and the new Aquatic Center.

Market Update 12/6/2012:  There are currently 2 homes listed for sale in the Multiple Listing Service.  One is listed at $249,900 and the other is listed at $295,000.  In the past 12 months there have been 2 homes sell.  One sold for $195,000 and the other sold for $330,000.  There are currently 2 lots listed for sale.  One is listed at $75,000 and the other is listed at $99,900.  These lots are .33 and .37 of an acre respectively.

Mesa Hills remains one of the jewels of the Cedar City Real Estate Market.

Stanworth Subdivision…Market Update 12/6/2012…

I have mentioned in other posts that the 1970’s brought quite a bit of building into the Cedar City Real Estate Market.  The Stanworth subdivision is another of those late 1960’s to early 1970’s subdivisions.  It was built in a time when most of the homes being built were built as brick homes.

The Stanworth Subdivision is also near Cedar High School, it is actually between South Elementary and Cedar High School.  This is another subdivision with several brick homes.  It was built in the early to mid 1970’s.

Market Update 12/6/2012:  There are currently no homes listed for sale in the Multiple Listing Service.  In the past 12 months there have been 2 homes sell.  One sold for $117,000 and the other sold for $135,000.  There are currently no lots listed for sale.

This is another of those stable, quiet subdivisions in the Cedar City Real Estate Market.

Jefferson Park…Market Update 12/5/2012….

The Cedar City Real Estate Market has some very desirable subdivisions to live in.  Jefferson Park is one of these, it is built of executive homes that are definitely move up or even the Mc Mansion type homes.   This subdivision has some of the nicest homes in Cedar City.  It is located west of Cedar High School.

The one home listed our Multiple Listing Service is a move up home listed at $199,900.  This is another stable subdivision, where homes don’t often come up for sale here.

Market Update 12/5/2012:  There are currently no homes listed for sale in the Multiple Listing Service.  In the past 12 months there have been 4 homes sell.  These homes sold with prices ranging from $105,000 to $229,400.  There are no building lots for sale currently.

Jefferson Park is still one of the most desirable subdivisions in the Cedar City Real Estate Market.  When you see the photos of some of the houses, you too will see why Jefferson Park is such a desirable area!

Pinewood Estates…Market Update 12/5/2012…

The Cedar City Real Estate Market has a few subdivisions that are very small as far as the number of homes within the subdivision.  The Pinewood Estates subdivision is one of those small subdivisions.  It is a subdivision which is comprised mostly of Manufactured homes and honestly consists of 6 homes.  There is one lot that is still vacant.

Pinewood Estates is located on the south east side of Cedar City.  This is a subdivision that dates back to the early 1980’s, it has been a very stable subdivision, nothing is listed for sale in our Multiple Listing Service nor has anything sold in the recent past in this subdivision.

Market Update 12/5/2012:  There are currently no homes listed for sale in the Multiple Listing Service.  In the past 12 months there have been no homes sell.  There is 1 lot currently listed for sale.  It is listed at $22,900 for .45 acre lot.  This is an extremely stable subdivision.

Serenity Hills…Market Update 11/30/2012….

Serenity Hills is another of the great areas in the Cedar City Real Estate Market.  Serenity Hills is one of our exclusive type subdivisions, these are some of the Mc Mansion type homes with amazing city views.  It was started in the 1990′s, but there are still several amazing view lots for sale, so you could build your own dream home if you desired to do so.

There is currently one home listed in our MLS at $489,500.  the home that is listed has 5,500 square feet of finished living space including the basement.

Market Update 11/30/2012: There are currently no homes listed for sale in the Multiple Listing Service.  In the past 12 months there have been no homes sell.  There are also no lots listed for sale currently.

This is a great subdivision, and with the prices on those lots makes building your dream home in a very nice subdivision very affordable!

Ironwood…Market Update 11/2/2012….

Ironwood is one of the established subdivisions in the Cedar City Real Estate Market.  Ironwood is a great subdivision in that is centrally located.  Ironwood is just east of the Bicentennial Softball, Soccer and skateboard Park.  It is near the Walking Trail that follows along Coal Creek.

The subdivision was built in the late 1970’s and it is a little rare to find homes for sale in this subdivision.  Homes do come up every once in awhile, but usually only one at a time.  There is currently only 1 home listing for sale is at the $145,000 price.

The one great thing about Ironwood besides its central location, is the mature shade trees.  It is very much an idyllic place to live.  The homes are not the most fancy, but they are great for families.

Canterbury Court….Market Update 11/27/2012….

Canterbury Court is another of our new subdivisions on the West edge of Cedar City.  It was built around the top of the market in 2007.  This is a nice starter home styled subdivision, with Twin homes (duplexes) and a few detached single family units.

Currently there are 2 homes listed for sale in our MLS both are priced at $99,900.  These homes have around 1100 Square Feet of living space and have garages.

Market Update 11/23/2012:  There are currently no homes listed for sale in the Multiple Listing Service.  In the past 12 months there has been 1 home sell.  It sold for $82,500.  There is one lot listed for sale.  It is listed at $19,900.  The lot is .21 of an acre.

Canterbury Court remains one of the great starter home areas in the Cedar City Real Estate Market.  Some investors have found their way in buying homes here as well.  Canterbury Court is really a choice place for first time homebuyers.

Cedarwood Terrace…Market Update 11/27/2012…

Cedarwood Terrace is another of subdivisions that were built in the Cedar City Real Estate Market in the 1960’s and 70’s.  It is located near Cedar High School just off of 300 West.  Most of the homes are brick or have a lot of brick in them.  I have heard the style described as the Atomic Ranch House.  It is a neighborhood that is centrally located in Cedar City.

This is another really stable subdivision, there is currently only one home listed for sale in Cedar City.  It is listed at $240,000, it has approximately 1640 Square feet on the main and a fully finished basement of the same size. These are 1/4 acre lots.  It is another really nice area, close to everything!

Cedar Crest…Market Update 11/26/2012………..

The Cedar City Real Estate Market has several subdivisions that were built in the 1960 and 1970’s.  Cedar Crest is one such subdivision.  It is located near the Old Hospital, close to almost everything in town.  This is a subdivision that has seen a lot of investors buying rental properties.  There are also several homeowners that live in the subdivision.

In the past few years we have seen that the Cedar Crest is a subdivision that seems to be transitioning from the investor market to the owner occupant area.  There is currently one home listed for sale in our MLS at $149K.  This subdivision does have mature trees and a great location.
