Cedar Willows…Market Update 8/20/2012….

Cedar Willows is another newer subdivision in The Cedar City Real Estate Market. It is on the North side of the City, near Canyon View High School, West of Interstate 15. It is a mixed subdivision of twin homes and single family homes. It was built for the starter home market, and has, in that past, had a lot of investors buying rental property.

Because of the high investment buyers there are currently 20 homes for sale in Cedar Willows ranging from the $80,000 range to $280,000 for both sides of the twin homes.  It is a great little starter subdivision.  We just sold one of the twin homes this past month.  They are newer built since 2005.

Market Update 8/20/2012:  There is currently 1 home listed for sale in the Multiple Listing Service.  It is listed at $84,000.  In the past 12 months there have been 25 homes sell.  These homes have sold in the range of $45,000 to $97,000.  There are currently no lots listed for sale.

Fiddlers Canyon…Market Update 7/13/2012..

One of the Great Subdivisions in the Cedar City Real Estate Market is Fiddlers Canyon.  It is a large subdivision built in 9 phases at the Northeast part of Cedar City.  It borders the Ashdown Forest Subdivision.  Fiddlers Canyon mainly consists of move up style homes, but there are some custom homes, there are also some customized tract type homes.  I should add that there are some twin homes as well, but it is mostly a “move up” subdivision.

This is another of the subdivisions that have been a staple of the Cedar City Real Estate Market since its inception in the early 1990’s.  It is still one of the premier locations in the Cedar City Real Estate Market.

This subdivision was built in phases around the same time as the Cobble Creek Subdivision.  There are currently 12 homes listed for sale in the Fiddlers Subdivision, ranging in price from $140,000 to $280,000.  These homes are usually in the 2000 square foot range.  Here are some examples of the homes in Fiddlers Canyon Subdivision:

Market Update 7/13/2012:  There are currently 12 homes listed for sale in the Multiple Listing Service.  The listing prices of these homes range from $76,000 to $599,000.  In the past 12 months there have been 13 homes sell.  The sold prices on these homes range from $77,000 to $210,000.  There are currently 2 lots listed for sale.  One is listed at $29,900 and the other is listed at $49,900.  One lot is .27 acres and the other lot is .49 acres.

Using Common Sense…..

I want to start out by saying that I love fireworks!  I love the huge displays that are put on in celebration of major Holidays and events!  I love setting off the personal fireworks, and always have.  This year in the State of Utah, I hope that the Governor will issue a State of Emergency and ban fireworks!

Our hearts are wrenched and our prayers continue for our friends in Colorado!  We still are thinking about our friends in New Mexico as they deal with the onslaught of devastating wildfires.  My sister in law is from Colorado Springs, she still has family and many friends there.  I am deeply saddened by the devastation by fire.  It has been probably 20 years since I was last in that beautiful city, it amazes me the destructive power that fire has.

We are experiencing a fast moving wildfire in our community, it is very small in comparison to some of the other fires.  The news is confirming that 8 structures have been burned.  They haven’t said how many of those structures are houses or whether they are counting out buildings in that number.  As much as the news horrifies our thoughts and feelings about fires in other places, when it hits close to home, it really sinks in!

With tinder dry vegetation in our forests and fields, I hope against hope that the Governor will ban all fireworks in the State of Utah!  I don’t believe anyone wants to celebrate our Independence at the cost of a large scale fire.  I don’t believe that feeling is unpatriotic, in fact, I believe just the opposite!  We have pretty much legislated common sense into extinction, but it is time for common sense to prevail.  Don’t be the person responsible for displacing a family in the name of celebration!

Groovefest Kick Off….

Groovefest 2012 is already underway.  I can’t believe that it is the 10th year of this great festival of music.  Tonight there are a couple of concerts taking place, unlike much of Groovefest, these concerts cost $5.  Beginning at the Grind Coffeehouse at 7:30 Steven Swift will perform.  This concert will go until 8:15.

After Steven Swift’s performance Hymn For Her will perform from 8:30 until 9:30.  This is a great opportunity to really see live music in a true club type stage.  The Grind Coffeehouse is a small intimate locale to watch these artists.  It is a wonderful opportunity to see music up close and personal!

Bladen’s Diamond Hills..Market Update 6/18/2012

Bladen’s Diamond Hills is one of the upscale subdivisions in the Cedar City Real Estate Market.  It is located on the East side of Cedar City, against the mountain.  It is one of those subdivisions that rarely has homes come up for sale.  It is built with mostly custom homes, many of which are quite large.  Bladen’s is a small subdivision in number of homes, but ist still one of the premier locales in Cedar City

There is currently only one home listed for sale in this subdivision, at $425,000, a little above my current price range.  Anyway it is a great location, here are some photos of homes in Bladens Diamond Hills:

Market Update 6/18/2012:  There currently are no homes listed for sale in the Multiple Listing Service.  In the past 12 months there has been 1 home sell.  It sold for $101,000.  There are no lots currently listed for sale in Bladen’s Diamond Hills subdivision.

Bladen’s Diamond Hills is still a great subdivision, in a great part of town.  It has been a highly desirable subdivision since it was built.

In the Cedar City Real Estate Market, Mesa Hills is one of if not the first upscale subdivision in Cedar City.  It was built in several phases from the early 1990′s.  There are currently no homes for sale in Mesa Hills.  This was a large development that is mostly built out.  There are some really nice homes in the subdivision.

Mesa Hills is a great subdivision.  It is located on the hill west of Interstate 15.  Mesa Hills is also conveniently located near shopping, schools and the new Aquatic Center.

Market Update 6/1/2012:  There is currently 1 home listed for sale in the Multiple Listing Service.  It is listed at $299,999.  In the past 12 months there have been 3 homes sell.  Their sold prices were in the $195,000 to $238,500 range.  There is one lot listed for sale.  It is listed at $75,000 for .33 acre lot.

Eagle Point…Market Update 5/15/2012

Eagle Point is another tremendous asset in the Cedar City Real Estate Market, this great condo complex is located at the North End of Cedar City.  It consists of two story and single story units.  The two story units were built in the mid 1990′s and are typically around 1600 square feet.  They boast fairly large bedrooms and a single car garage.

The single story units were built in another phase in the early 2000′s.  They were initially marketed to retired people who didn’t want to deal with stairs.  As far as I have been able to find out, the complex has been built out so there will not be any new units added.

Currently there are 3 homes for sale in the two story units ranging from $112,000 to $127,000.  I was unable to find any of the single story units listed.

Market Update 5/15/2012:  There is currently one house listed in the Multiple Listing Service.  It is listed at $168,000.  In the past 12 months there have been 4 homes sell.  They have ranged in price from $76,900 to $118,900.  There are no lots for sale currently.  Eagle Point has remained one of the more popular destinations in the Cedar City Real Estate Market.

Coming Soon To Cedar City…The Garth & Jerri Frehner Natural History Museum…

About the only Newspaper that I read is the local weekly.  Why do I read it, because the stories inside affect me and my home.  I find out things about the community that I may have missed in my day to day life.  I also get to keep up with who is getting married, who has done what and well, you get it.  Today, I learned that Southern Utah University is getting a Natural History Museum.

The Garth & Jerri Frehner Museum is in the Science Building at Southern Utah University.  It will have it’s Grand Opening on May 5th. The museum has been set up so that there are activities for smaller children in order to keep them interested in the museum.  There are full sized animals on display.

After the Grand Opening the museum will be open Monday through Friday 10:30 AM to 4:30 PM.  Like I mentioned they will have stations throughout the museum where children can pick up packets of information and activities, this is to maintain a child’s interest as they are going through the museum.  If you get a chance, you may want to check it out, it sounds pretty cool!

Aspen Cove Market Update 2/24/2012

I have often talked about the diversity of the Cedar City Real Estate Market.  Much of that come from the different cities in Iron County.  This particular post is in the County Seat, Parowan.  The subdivision, Aspen Cove, is a unique subdivision, the first phase was built as a PUD and the later phase is not.  The first phase was built in the mid 1990’s and the second phase was built around 2005.  It was built on smallish lots for our market, they are typically .13 of an acre, which in our area is pretty small.

The homes are all single family detached and currently there are no homes listed for sale in our MLS.  So it is a stable subdivision.

Market Update 2/24/2012:  There are currently 2 homes listed on the Multiple Listing Service.  One is a foreclosure listed at $84,900 and the other is listed at $190,000.  In the past 12 months there has not been any homes sell.  There are currently 3 lots listed for sale.  These lots range in price from $33,000 for 1/3 acre lots or $70,000 for .52 of an acre lot.

Market Update Mesa Hills Subdivision 12/19/2011

In the Cedar City Real Estate Market, Mesa Hills is one of if not the first upscale subdivision in Cedar City.  It was built in several phases from the early 1990′s.  There are currently no homes for sale in Mesa Hills.  This was a large development that is mostly built out.  There are some really nice homes in the subdivision.

Market Update 4/25/2011:  As of today, there are two homes in the Mesa Hills Subdivision listed for sale in our MLS.  One is listed at $199,900 and the other at $249,900.  This is still one of the most stable, and desirable subdivisions in the Cedar City Real Estate Market.

Market Update 12/19/2011:  As of today there are currently no homes listed for sale in the Mesa Hills Subdivision.  In the past 12 months 2 homes have sold one at $139,900 and the other at $238,500.  This is a very stable and desirable subdivision in the Cedar City Real Estate Market.
